Having recently completed an acquisition and with a pending lease expiration, The J.M. Smucker Company (”Smuckers”) was in need of a site that could accommodate its 1 million square foot warehouse need and a development team that could meet its accelerated schedule needs. Fortunately, the company satisfied both criteria when they selected Red Rock Developments and its site at Shugart Farms Lake Park Industrial Park in Fairburn, Georgia. Having completed a substantial portion of the site due to diligence and general permitting, Red Rock and its team members were able to design and construct the 1,037,400-square-foot facility in ten months.
The key to the success of the project was Red Rock’s foresight in working with the city of Fairburn to educate them on the site design, potential end-users, and infrastructure needs. With this preliminary background, Red Rock was able to assist the city of Fairburn in its review process, significantly shortening the permitting process and the ultimate time to market the project. Designed to the tenant’s specifications, the Smuckers building features 1,037,400 square feet of warehouse space on approximately eighty acres. Building specifications include a 7” concrete slab over a 6” granular base course, 36’8” clear height, painted exterior tilt-up concrete wall panel with architectural reveals, a 60 mil, TPO membrane roof system, 150 dock-high doors (with 28 knockout panels for future doors) and 259 trailer storage spaces.
