Hollander Sleep Products – Augusta, GA – 208,000 SF

Hollander Sleep Products is the largest U.S.-based manufacturer of home furnishings and bedding products. It undertook a multistate site selection process for a manufacturing and distribution facility that could accommodate re-shored production capacity, production from an existing facility, and future growth.

Red Rock Developments was selected in a competitive bid situation to develop a 208,000 square foot facility on 40 acres at Stone Business Park, near the city of Thomson in McDuffie County, Georgia (the Augusta-Richmond County MSA). Red Rock competed with multiple developers for the assignment encompassing multiple sites in multiple states. Ultimately, Red Rock procured the business by providing (1) competitive rental rates, which was a keystone criteria for the project, and (2) a completely integrated solution from the project’s outset, including a core team of professionals dedicated to providing a facility that met every one of Hollander’s operational goals. The result was a build-to-suit facility designed to the tenant’s specific needs that were completed on budget and one week ahead of schedule despite 37 weather days experienced during project build-out. Additionally, the new site offers direct access to I- 20, providing a substantial logistical upgrade from the previous location.
