Red Rock Developments has been selected to develop and own Gateway Village – a high-end 77,540 square-foot grocery-anchored neighborhood retail center located in Clemson, SC. The project will be anchored by a 54,340 square-foot Publix Super Markets and will contain 23,200 square-foot of additional in-line and freestanding retail space.
Representing the second project undertaken by Red Rock Developments on behalf of Publix, Gateway Village is being developed by Red Rock Developments and will be owned by a wholly-owned subsidiary. The project is financed using New Market Tax Credits, a government-sponsored program that provides an attractive, low-cost source of capital to projects meeting specific criteria in designated areas. Red Rock Developments pursued this project for almost two years and was awarded the project after exhibiting the ability to assemble almost a dozen parcels required for the project. Despite several challenges, including significant site work, required offsite improvements, road extensions, and wetlands mitigation, Red Rock was able to provide a comprehensive design solution that met all of the customer’s demands while remaining under the projected budget.
